I just ran a search on the MLS for lease properties that are either active of sold (already leased). One is currently for lease at $3700, it is 3548sf. There are 5 properties that have leased since 3/1/08, 4 at approx. $1.04 a square foot and 1 at $1.20 a square foot. As a local REALTOR in San Ramon and living here since 1987 I feel I know the area well. Therefore, I would be happy to set up an appointment with you to discuss your concerns. If negotiating is your main concern than your agent if a good negotiator should be able to keep their pay and the buying agents pay which equals 3% for each, total 6%. If your agent can't negotiate with you to keep their pay, will he/she be able to do a good job negotiating for you in regards to the selling price of your home. joanne@joanneLiotta.com - Sat Jun 7 2008, 16:53
Windemere taxes are approximately 1.55 - 1.7 depending on when you bought or buy, they are hirer due to 3 various bonds. I have called the County and have been told any one or all the bonds can be paid off ahead of time. Most areas of Windemere do not have an HOA. Gale Ranch is 1.4 plus an HOA fee.
