Effect of affordable housing around gale ranch

Hello Jojobe,

All local cities REQUIRE affordable housing in all new developments. You'll find affordable housing in Alamo, Danville, San Ramon...all over.

My personal and professional opinion is that the quality of the schools drives and supports real estate market values. SRVUSD is the top unified district in the entire state of CA with over 9,000 students. Quail Run is a stand-out elementary school, and has been since the beginning. Most families would JUMP to purchase a home in that school district.

You have hit the nail on the head. The on-site representatives of the builder represent the best interests of the builder...not the general populace.

Provided you have not already signed in without an agent, you can take a good buyer's agent in to negotiate for you. [Most builders will not allow a previous prospect to register an agent.]

Hello Home Buyer,

It sounds like you purchased a home at auction. I have tried to purchase properties at auction, but the preliminary title report always got in the way. One of the properties I wanted had a very ambiguous exception that said something like "and anything else the prior owner did to encumber the property". Scary stuff.

We really don't see much of that with MLS resales of bank - owned properties.

I would RUN, not walk to the best real estate attorney for advice.

Many buyers prefer Mohr Elementary, but it's impacted (per the district). Foothills is the preferred High School. I have copies of the API reports for the district availble if you contact me.

New construction in Pleasanton is limited. Yet, builders want to move their inventory. If you have no agent representation, please contact me for a no-obligation consultation.
