How safe is the Alum Rock neighborhood?

As someone who both lives and practices Real Estate in the area, I would suggest keeping as fast east as possible. Of course, like any other answer on trulia, this is a personal opinion. As you travel west on mckee you'll begin to get into areas that have been hit hard by the housing slump. The number of foreclosures and short-sales are high. As we both know, when people are desperate, they tend to make bad decisions. I'm also very active on the Alum Rock Neighborhood Association. We meet every 4th Thursday of the month at the Alum Rock Library located at the corner of White Rd and Alum Rock.

Does it exist? You Bet.

I've been working with an investor in Stockton who has picked up 10 properties in the last 50-75 Days. There are some amazing deals.

First Question: How much work are you willing do to on improvements?

I would suggest looking in the "Country Club" area of Stockton just South West of the University. Don't be fooled by the name, it isn't as glamorous as it sounds BUT! You can find a 3 bedroom 1 bath with about 1000sq ft of living space for $85-100k. The property may need a little bit of work. If you're planning on renting the property, you may be good to go.

You should contact a Realtor who is experienced in the specific area you are looking to purchase in. My clients find it most beneficial to them if we start the process of finding their next home with an in depth consultation so that we can define their wants, needs and goals. Other clients and friends of mine prefer to start their search by passively browsing listings and getting a feel for what is available on the market. As you seem to be technically savy, I would suggest your peek into my website listed bellow.
