It depends on where you live? in Silicon Valley where I am, some of the properties have such small lots, a SFR cound have a yard the size of a Townhouse :-)
I guess you need to determine your price range and location you choose to be in and start from there.

Historically market drops and then swings back up. I would say wait it out, I am in California so I don't know your market specifically, but what I am seeing here, investors are jumping into the homes and once the resident buyers jump in, we all know emotions is what fuels the buying frenzies.
And at the turn when property values increase you can rethink selling or refinancing.

Here's what I did with a home someone moved out of, but this was not all garbage.
I had an Estate sale (yours may not have anything of value)
Then I put on craigslist, a free add, there was mass amounts of people from teachers to Daycare to just collectors of junk.
Then my husband knew a company (ask a reputable contractor) who to use for the hauling of the remaining.
Sometimes it pays to spend a few hours at a property for others to remove some of what you'd otherwise have to pay to remove. - Thu May 8 2008, 17:09
Where;s the property you need to sell? Is it in an area alot of homes are on the market, if not now might be the perfect time to sell.
I know the homes in Berryessa move fairly quickly.
