About Me
I am a Bay Area native, born in San Francisco and raised in San Mateo County, I attended Mercy High School (Burlingame) and earned both my B.S in Biochemistry and M.A. in Cell & Molecular Biology from San Francisco State University. While there, I was also a Graduate Assistant teaching General Biology. My student evaluations always had comments about me taking complex principles and mechanisms and making them easy for the students to understand.

I deal with people in a straight-up and fair manner. I am a what-you-see-is-what-you-get kind of person. I am thorough in the transactions and have put together a team that will help to insure that there are no surprises at the closing.

I think you are going to have to face facts. You are in over your head. You have a property that you cannot afford. It has drained your money from your retirement and jepordized your retirement. You are either going to have to sell it or walk away from it and let the bank foreclose on it. I would also advise you to talk with a Financial Counselor. (you can Google Financial Counseling services). In my experience with my clients, some people have just never been taught how to make good financial decisions. There is usually an up front cost to these services but people are very happy they do it afterwards. People who have had multiple bankruptcies and financial failures go on to being very financial savvy. Good Luck. - Fri Sep 26 2008, 10:19

With a contract... Try FindLegalForms.com or if anyone in your family has pre-paid legal, they should be able to get the contract for you. Once done, she may want take it to her lawyer so there is no hassle as to what her intent was once she passes away. - Thu Sep 25 2008, 13:40

There are a lot of sfr's in that range in Central San Jose and Blossom Valley, not to mention Alum Rock. It is possible to find homes in the outer Willow Glen area for that price but they would generally need some fixing up. I would be happy to help you find a home in the San Jose area. Lease Purchase or Rent to Own

A lease option is basically what it sounds like: A lease with an option to buy the property at the end of the lease period. There is an upfront option fee to enter you and the current owner into the contract. It could be a percentage of the purchase price or a couple of months rent. The monthly amount of the lease is usually higher than the corresponding rent of the property because part of it is going towards the buy option. This money is not refundable if you choose to not buy the property.

Is it a good way to go? If you have found a house that you absolutely MUST have that and only that house and you can't afford it right now, then a lease option might be the way to go. If you just want a house, then I would put myself on a budget (maybe a payroll deduction right into a savings account?) and save the money upfront. - Mon Sep 22 2008, 14:00
