Hello Brent,
I am a young professional myself, I received my real estate license at the age of eighteen. I never had a problem with my clients, although it is a different story with fellow agents that looked at me with their nose up in the air. I think the reason may be that I love my job, I am dedicated, I am always on top of the latest updates and news that can help my clients along with the tried and true advice. I started because my father is a Realtor that has done it for over 35 years, and I consider him the real estate guru. He inspired me. His saying to me is " if you are green you grow and if you are ripe you rote" He means by this that you have to keep on growing intellectually, because if you don't what good are you!
When you are confident and you know what your doing people don't have to question are you to young. I have come across people that have 15+ years experience and they thought 10 years ago that they didn't need to learn anything anymore! That once you have experience you don't have to try as hard. Which I strongly disagree with. Then there are others that don't have as much experience and are very passionate about what they do and they try to learn as much as they possibly can. Now each one of these people have their own kind of knowledge. Is one better than the other? I don't think so. Of course I do think that those that have survived and thrived in their career deserve respect, but doesn't everybody!

The mortgage calculators that you find on the Internet are usually just supposed to give you an idea of what you can afford. They don't compare to a real mortgage broker who knows all the loans available at different rates. I would suggest seeing one to know for sure where you stand financially. I know a great mortgage broker that has over 20 years experience. His name is Jim McClenahan and he works at Eagle Home Loans. A great site to get information about a neighborhood is by using
http:// www.CrimeReports.com. Just type in the location and it can give you what type of crimes and how far away from the address. You can also have your Realtor give you statistics about the area on resale value.

Hello Joshua,
I specialize in San Jose, Morgan Hill, and Gilroy residential real estate. Gilroy is not doing so well. In April for single family homes there was 518 homes for sale, 116 new listings, and there was only 30 closed sales. The average days on the market are 95, the consistent days on the market average to 104. With the average sales price at $603,438 the average listing price received was 96.23%. To answer your other question, it is harder for people to get qualified with lender's new higher standards. Another reason why the Gilroy market is not as active as others could be that people are now looking for homes closer to their jobs, due to higher gas prices. Regarding the forecast for Gilroy, the numbers have improved slightly since January but, will it continue upward, stay the same, or drop it is hard to say.

Hello George,
My broker and I use virtual tours, but I think there is a positive and a negative to using them. The positive being that more people have the opportunity to view your listings at anytime, and it can help promote the listing in a great way. The negative being that sometimes virtual tours can make a room seem larger or smaller depending on the type of lense being used, and some homes just look better in person than on camera and can end up damaging a buyers perspective of what the place actually looks like.
