I work with MANY first time home buyers in Oakland and Berkeley and can help you out when it comes to Bank Owned homes or REO properties. I've sold many at a great deal. These are in a way foreclosures. If you wish to pursue courthouse foreclosures, I really stress that you do as much homework as possible. I have a contact who all he does is buy straight from the courthouse steps. He could keep an eye out for you if you narrow it down specifically to what you want.

In short, my recommendations are:
*Do your homework
*Track online MLS listings thru websites like Tulia, MyHousingGuide, ZipRealty and such so you can get a feel for what homes are selling for and what a *good* deal would be. Some parts of Oakland and Berkeley have more foreclosures than others (i.e. Rockridge and N. Berkeley have very little foreclosures)
*Talk to a couple lenders to find out what you can or can't afford and get Pre-approved. This is important.
*Reach out to realtors to hear their perspective (granted, it's often biased)
*Network with other investors to find out about hot properties
*Align yourself with a professional (realtor, attorney, investor) - BE CAREFUL! - Foreclosures can be a slippery slope for first-time home buyers.

Hello Josh,

I concur with both Eric and Jed. I recommend first talking to your own agent and, if you don’t have one, the listing agent to get more details on the Home Owner's Association and what the HOA fee includes (i.e. hazard insurance, common area maintenance, street maintenance, etc...). This will give you a much clearer idea as to the need for the HOA dues. I would also ask the agent if the public records show it's a SFR or Condo. Any agent should also be able to look this information up for you.

In terms of your home search, I've noticed that Oakland is the softest of all three markets. There are some great condos/lofts in great areas within your price range. And for SFR homes, there are some nice/clean neighborhoods to keep an eye out for. Berkeley and Alameda will be a bit tougher to find...but with diligence it's doable. Check outhttp:// www.MyHousingGuide.com, www.movoto.com and/orhttp:// www.ziprealty.com to do your searches. You should save a search so you receive automatic emails for when new homes within your search criteria come on the market.

If you find difficulty with finding a realtor to take you seriously, I would take it into your own hands and start saving searches online so you start receiving emails the day a home in your price range and search criteria comes on the market. It's a great way to stay on top of the market. A couple places in SF you receive auto email listings:

*www.Movoto.com
*www.ZipRealty.com

Although you might get call/emails from realtors at these websites, it does offer great search functionality.
