Hi Susan. I read your question, and immediately thought "I need more specific information"! I kept reading, and realized how annoying that response would have been. I went back to your original question and read the answer. Although I don't agree with everything you were told, the final number is the same number I came to.
I searched three bedroom TICs, and didn't enter the bathroom number in order to open up the search a bit. I also went back futher to get a larger number of hits, and since the market has been pretty flat in terms of appreciation the past two years, it is still relevant. So, with a search of all three bedroom TICs that have sold in the Haight since 2006, the average $ per square foot is $624.96 which is, in the end, exactly what the first guy said! - Mon Oct 13 2008, 22:31
Hi Cindy,
According to what I see in the MLS, that particular unit has sold in quite some time. It was on the market in both 2002 and 2003, but didn't sell either time. Only one unit has sold in that building in the past six months. It was unit 112, a two bed two bathroom loft, which sold for $875.
Please let me know if you are interested in seeing active listings in that building or neighborhood, or comparable sales. - Mon Sep 29 2008, 11:43

Like everything else in life, you may need to weed through a few before you find the right one. Honesty sure helps; it seems you may be good at that! You need to find somebody that fits your style. Basically, not being in a hurry is key in this market, because inventory is still relatively low. You need to be ready to go should the right property come along, but not in a rush.
My business partner and I like to have meetings with our new buyer clients before we start actually searching for the property. It is a good way for us to get to know each other and decide if it is a good fit.

I don't necessarily think of that spot as up and coming, but I do like that section of Mission. There are a lot of really great restaurants there such as Blue Plate, Mi Lindu Peru, the Front Porch (which was featured on Check, Please Bay Area), Zocalo, Emy's Spaghetti Shack, and Good Frikin Chicken just to name a few. There is also the Safeway right there which has just recently had a facelift. Oh yeah, and we can't forget Mitchel's Ice Cream right there on Guerrero! You are close to public transportation, and have easy access to three great neighborhoods: Inner Mission, Bernal Heights, and Noe Valley. I think it's a great spot. - Fri Feb 29 2008, 20:51
