How many Australians invest in property in the States?

If you put down at least 50% on your average investment property to make it float that works here... And can be a great investment especially if you buy a studio / one bedroom building near one of the many universities /campuses around town. You get turn over and these type of buildings seem to have very low vacancy factor if managed properly. But then again 7 x 7 square mile you are always near a university.

And this is a great place to vacation.

Buy while the dollar is down…

With water you have mold and that's what it sounds like they have... First I would talk with S.F. Rent Board and get some free advice: Phone Counseling Number 415 252-4602 9 AM - NOON and 1 - 4 PM on work days (Monday through Friday, except holidays)

Secondly I would personally talk with the owner and mention the mold issue / health issues and try and work something out. I would ask that he/she fix the leak and replace the carpets since they have basically been wet for three weeks and are ruined or release me from the contract. Mold lawsuits can cost a fortune. After that I would talk with an attorney.
