Honored as Pacific Union's (Opera Plaza) Agent Of The Month for MAY 2008, Abigail Picache is a well-known San Francisco Broker Associate representing both Sellers and Buyers. "I had been looking for a new home for the last five years. I must have toured 100's of homes all over The City, while putting down offers on 3 or 4 that did not pan out. I witnessed many agents on both the buyer and seller side simply riding the wave of the Bay Area housing boom. I was jaded by how little work some of these people seemed to be doing, knowing they were making a very handsome fee. After I decided to sit on the sidelines for awhile until the market became sane again, I met my fiancée Karen. After Karen and I became engaged, we decided to sell her place in San Francisco and buy a new home together as soon as possible. "Abigail Picache represented us in a complicated sale, 1031 exchange and purchase in San Francisco (sale was of an investment/rental condo and purchase was of a 2-Unit TIC building). She was a pleasure to work with - professional, timely, responsive, and personable. She consistently went out of her way to provide us wonderful service. Is there less inventory as a result of the market slowing down?

Hi Michael,

Thanks for your question. Yes, one of the positives in this weakening economy is our shrinking inventories. Historically, we've seen an increase in activity and inventory during this time of year--Labor Day through Thanksgiving. If you're thinking of selling soon (before the start of 2009), now is the best time to put it on the market. Summer vacations are over, school is back in session and those Buyers who would love to celebrate the holidays in their new home before ringing in the new year are touring homes now. As long as your home shows well (staging is vitally important in this market), is priced according to the fair market value and marketed correctly by your trusted real estate agent, now is the time to list your home.

As you're thinking of downsizing and purchasing a smaller home, there are some great SF properties on the market with quite a bit of value for you as the Buyer. It's a wonderful time to negotiate! I just ratified an offer contract for my Buyers at The Infinity in South Beach and negotiated a deal that per my clients, exceeded their expectations. FYI... building developers are offering incredible incentives and open to negotiating. :)

Another important factor to note--as the key mortgage rate drops below 6% (the typical 30-year mortgage rate is now 5.93%) Buyers are taking advantage of this potentially short-term opportunity and locking in favorable fixed rates on their mortgages.

"The Goldman Report August 25th-31st 2008

...Sales under contract over last August are up in every county except for San Francisco, while closed sales were up in all but three counties. Only SF (-22%), Marin (-10%) and San Mateo (-2%) had fewer closed sales. Both positive signs.

The most positive sign in our current market for August was months supply of inventory. Every county except San Francisco had declining MSI compared to last August, some quite significantly. Here are the numbers comparing the current August with last August; San Francisco 3.8/3.2, Contra Costa 3.9/14, Sonoma 3.9/12.5, San Mateo 4/6.2, Alameda 4.2/9.7, Solano 4.3/19, Santa Clara 4.4/7.8, Marin 4.5/7 and Napa 7.7/14.4. These numbers are determined by using transactions under contract versus active listings. Whether pending or closed sales are used to determine MSI, the majority of our counties would be classified as balanced markets (meaning they have between a 4-6 months supply of inventory). Only Napa at 7.7 months would be categorized as a buyers market.

Last year the more expensive markets—SF, Marin, San Mateo and Santa Clara counties were the most active. This year the trend has been reversing itself. Although San Francisco seemed to be immune, it is now coming back down to earth and appears mortal.

As we enter the Fall market it is challenging to predict how we will finish the year. The positives are shrinking inventories, low interest rates (confidence in the mortgage market, at least the conforming loan market, as the government takes over Fannie and Freddie), good numbers of buyers out at open homes, dropping oil prices and a Presidential campaign (real estate sales always improve during the election season). On the other side we have a weakening economy, rising unemployment , the word recession swirling around, the unpredictability of the weather, and global political turmoil.

If we don’t have a major disruption of oil supplies and if the Dow maintains stays above 11,000 mark, I believe this Fall will outpace last Fall. Sellers now understand that if they want to sell their homes they need to price realistically and prepare them for market (that means taking care of all the deferred maintenance and stage them attractively).
