Fixed Rate Properties, Inc. is the brainchild of Founder and President Lance R. King. Mr. King has engineered two other successful startups and been in the Real Estate Business for over ten years. A Bay Area resident for over 20 years, he began his Real Estate career as an investor while President of a construction supply company that he founded and later sold. As President of Golden State Land, LLC, he specialized in the acquisition, development, and sales of residential land Statewide, in addition to providing consulting, information, and funding for Client transactions across California.
Having started several companies and been on both ends of the spectrum in Real Estate transactions many times over, he believed that the traditional model of home sales was outdated, founding Fixed Rate Properties, Inc. in 2006 to offer Homeowners a smarter (and less expensive) way to sell their home. With the combination of experience as Businessman, Buyer, and Seller, he brings a deep understanding of both the intricacies of Real Estate transactions and the negotiation/sales process, as well as a dedication to providing superior service.

"Before I knew about Fixed Rate Properties, I hired another agent to sell my SOMA loft. After three months without a single offer, I let my agent go and started to re-evaluate my options. The market was in a freefall from the highs of 2005, and I needed to make a decision. I was impressed from the first meeting with Fixed Rate. They struck me as more than just another broker - they have a sound business plan with the experience to back it up. The icing on the cake was the over $7000 in commissions I would save by using them over a "traditional" company. In short order I had a solid offer, and more importantly we closed escrow in 20 days. I can't recommend Fixed Rate highly enough.

"I heard of Fixed Rate Properties through a friend and ended up hiring them for two simultaneous transactions - both the sale of my condo and the purchase of a new condo for my boyfriend and I. We had a great experience as they were incredibly responsive and provided top-notch service. Always kept us informed throughout the process allowing us to make timely decisions. It was good to have them engaged in both the sale and the purchase because they understood what coordination was needed in the situation. In addition, they were able to help us deal with a difficult situation in one of the transactions....and given how stressful any real estate transaction can be, that was really helpful! "Can't say enough about our experience with Fixed Rate Properties. My wife and I had been trying to buy a home in San Francisco using another company for over 2 years and we kept getting outbid. In less than 2 months with Fixed Rate we found a great home and got our offer accepted at $100-$150K below what other properties in the neighborhood were going for. And when undisclosed issues arose after our offer was accepted, Fixed Rate negotiated those issues in an expert fashion and to our benefit. When we got the keys to our new home, the owner of Fixed Rate came over with a bottle of champagne (and sparkling cider for my expecting wife), along with a commission rebate check for $8250, which came in very handy after the down payment. If I sell/buy again, I will be using Fixed Rate. I'd recommend them to anybody.

I used Fixed Rate to help me buy a loft in San Francisco on the recommendation of my mortgage broker. I could tell right from the start that these guys really know what they're doing, and that impression only grew stronger as the deal went along.
I was amazed how quickly they found me exactly what I was looking for, and although the initial negotiations were quite tricky, the Fixed Rate team managed to get me the price and terms I wanted on the place I really liked. Things got even more complicated when both myself and the Listing agent were in Europe for most of the escrow period, but the folks at Fixed Rate made sure everything went seamlessly - they took care of the appraiser, inspector, title company, and even did a walk through on my behalf to make sure everything was ok before signing off on the deal. Many rentals that say "no pets" are negotiable on the subject, especially for high quality renters who can provide references for their pets behavior in prior rentals. Also, the Fillmore Center allows pets (or they used to) and has some very cool apartments with great views, especially on the upper floors of the two larger towers. That neighborhood is getting better all the time and is close to a bunch of cool clubs and restaurants, and is very centrally located in the city. I know you said you don't want responses from Realtors, but I think this information is useful. I am the owner of a Real Estate company, so I can tell you that any smart Realtor will get an exclusive contract with a Seller, and the listing agreements usually have a clause that they get paid a commission from any buyer who they showed the property to for a period of time after the agreement expires.
If you want to exclude Realtors from the process, look for For Sale By Owner properties if you want to buy. If you want to sell you can also do For Sale By Owner, but statistics show that most of these properties end up getting listed. There are also liability issues that could get any seller into trouble if they are not careful.
There are more and more companies (like mine) that offer expert representation at reasonable prices, and you might look to one of those companies to get the benefit of expertise and reduce liability without paying a small fortune. The short answer is no. Any buyer is entitled to have whoever they want to represent them. As the Broker/Owner of a local Real Estate company I've obviously been on both sides of the table many times, and although it is legal our firm won't represent both buyer and seller in the same transaction as we feel it's a conflict of interest. If we get a buyer who has no Agent we'll refer them to someone who we know is both experienced and reliable.
If you want to buy a property and don't have representation or don't like the Agents/Brokers you know, get a recommendation of a friend or find someone that sounds good and ask for references. When our clients go to Open Houses on their own we simply tell them to let the Listing Agent know they have representation so that no time/effort is wasted on either side.
It's important to note that your choice of representation is just as important even though the Seller pays the Buyer's Agent/Broker's commission. If you have an Agent who is inexperienced/untrained/lacking in knoweldge/negotiating skills, it will likely end up costing you money. A skilled negotiator can save you thousands of dollars, and a knowledgeable and experienced professional can often save you from buying a property that doesn't fit your needs or has serious issues.
The reasons for the request for fee reduction could be a number of things, but listing commissions are posted on the MLS so the Listing Agent's request to reduce the sales commission has no teeth. - Tue Apr 22 2008, 13:49
