I agree with the Novato option. You are a little further commute-wise from San Francisco, but the benefits - good square footage for the price, low crime, great weather, good schools, open spaces and quick access to other quaint cities in Marin - make up for it in my book. - Fri Jun 27 2008, 17:08

I'm with Sally on this one. If you want to stay at $550k and under and don't want to be in the fog all the time, then you have 2 diametrically opposed goals. You may, with diligence and patience, find an SFH in the far far Avenues closest to The Great Highway, but you will end up being "fogged in all summer." I also am not familiar too much outside of SF, but I've heard pricing is pretty aligned with what you want to spend in Pacifica.

Renovate or not?

If you are planning to stay in your home for another 3-5 years or more and you are happy with its current condition, I recommend holding off on the remodeling. That way, when you are closer to selling your home, the upgrades will be to the absolute newest standards and style. Talk to a Realtor before undergoing the remodel to ensure your design choices will appeal to the largest pool of buyers and which upgrades will provide the biggest return. - Sun Apr 6 2008, 12:39

Whether a property, in Lower Haight/Hayes Valley or anywhere else in San Francisco, sells for over or under asking completely depends on whether it is priced appropriately for it's location and condition, as well as the number of competing like-properties in the area. Your agent should be able to compile a recent analysis of what has been listed in those areas and how they sold, but it won't necessarily be a guideline for how future listed property sales will behave. Having an experienced agent look at properties with you will educate you on what the homes you visit are worth with the current market conditions.
