In general, the better the cash flow the lower the avg appreciation will be and vice versa. Depending on where you fall on this scale will help determine where you should target your efforts.

4 bed 2 bath House - $300,000 purchase price rents for $2000/month
4 bed 2 bath condo - $180,000 purchase price rents for $1800/month
3 bed 2 bath condo - $190,000 purchase price rents for $17880/month
3 bed 2 bath condo - $185,000 purchase price rents for $1600/month (I had this rented before the purchase was completed)
4 bed 2 bath condo - $112,000 purchase price rents for $1500/month
