Hello Angeles,
In general, the better the cash flow the lower the avg appreciation will be and vice versa. Depending on where you fall on this scale will help determine where you should target your efforts.
My company specializes in working with real estate investors to buy rental properties in San Diego County. I work with local, out of state, out of country clients. Please reach out to me if you would like our assistance.
Recent Client Purchases:
4 bed 2 bath House - $300,000 purchase price rents for $2000/month

In general, the better the cash flow the lower the avg appreciation will be and vice versa. Depending on where you fall on this scale will help determine where you should target your efforts.
