In a gated golf course community named Woods Valley, you can find a great neighborhood with houses that fit your criterion. I actually have a listing right now of a house that is 3546sqft on a 15k lot, 4 car garage single story for 450k.
Aside from my listing there are many more for example a 4600sqft home for 584 bank owned. Woods Valley is located in Uptown Valley Center.
