MaryAnn has been married to Ted for over 36 years and they have raised 2 wonderful children. They also have one very spoiled Labrador retriever. MaryAnn enjoys going to the movies, sailing and long walks along the beach.
MaryAnn received her first real estate license in 1977 in Phoenix, AZ. She obtained her California sales license in 1984 and her California broker’s license in 2002.
MaryAnn was one of the first 4,000 people in the state of California to obtain a real estate appraiser’s license and was a member of the Appraisal Institute earning a Senior Residential Appraiser designation.

What do you mean by a room on the first floor? Converted garage? I don't think the odds of getting a fine are your greatest risk. I would be concerned about health and safety issues and is the area insurable.
Appraisers don't normally pull building permits so unless there are red flags to alert the appraiser of unpermitted rooms they may be included in the valuation of the home.
Depending on the size of the home 800 square feet is a lot of area. - Sat Nov 15 2008, 07:36

Right now maybe a good time. We don't know when we have hit bottom until it's past. What price range are you thinking about? Some areas like 4S Ranch have great prices right now about 20% or more below the peak. Carmel Valley has not dropped very much and still has good demand. - Sun Nov 9 2008, 16:25
