After obtaining one preapproval, is it better to shop mortgages before or after finding a home?

Hi Crissy
This is a great question and I'm glad you started the process with getting a pre-approval. In this crazy market it is imperative that you secure your financing before looking at homes, and that includes having shopped lender and rates as well. I don't know what your price point is or where you're looking, but if you came across a foreclosure that you wanted to buy, since there's tons of competition to get those great deals on foreclosures, the farther along in the lending process you are the better. I suggest my clients not only get a pre-approval but also a DU approval to make each offer we submit even stronger.

With a pre-approval in hand, you could start the process of looking around. But, if in you're browsing you found a home you fell in love with it would behoove you to have all your ducks lined up in advance.

So, its great that your pre-approved and since comparing rates and programs is essential to ensure your getting the most appropriate loan and rate. I would suggest shopping a couple other lenders before finding a home. The more prepared you are, the farther it will get you.
