San Diego has some good deals, but not this good. Some of the information from Trulia is misleading. The amount shown is a default amount. An indication the home will be foreclosed upon.

Hi Ritu,

You should purchase the property based on the value of the improvements without the unpermitted additions. Unpermitted additions are not included in appraisals or for financing.

Because you are asking a website this question, I assume you are not working with an agent. If you are, you should work with a better one or work with someone you trust.

We have some great opportunites for purchasing rental properties in San Diego County. I work with a number of out of town investors and can find you positive cash flowing properties with 20% down. An example would be a condo for $130k that rents for $1300/month. This will cover your principal, interest, HOA, insurance, property taxes, and a little extra for you.
