Flat fee Realtors are REALTORS who abide by the same code of ethics as other Realtors. Flat fee Realtors do the same work as % listing agents do. They charge a fee to list instead of a %. This does not affect the buyer or the buyer's agents who earns the same % commission as he/she would with any MLS transaction. - Thu Jun 19 2008, 07:51

Whether you use a flat fee company or a 6%-er, buyers will see your house if you price it right. If it is overpriced you can pay your agent 10% and you can hire a sign twirler but buyers will not look.
Flat fee real estate makes a lot of sense. Why should I pay 6% to sell my $300,000. condo ($18,000.) while my sister pays 6% to sell her million dollar house ($60,000.). The agent's work is the same. - Tue Jun 17 2008, 16:08
In a buyer's market the only way to get your house shown is price. Buyers read in the news that prices are still falling. They are afraid to buy too high in a declining market. If your house is not priced as low or lower than the short sales and foreclosures they won't even look.
In San Diego we are getting multiple offers (even 20 - 30) on many foreclosures because of pricing.
My suggestion would be to price your house very low in order to generate multiple offers. Something like the auction mentality, buyers who know they have competition are often wlling to pay more. - Tue Jun 17 2008, 11:13
