I have read information from appraisal experts that say the value estimates on these sites can be off by as much as 20%.

Would you ever suggest buying a home at a foreclosure auction like the ones put on by REDC?

We have had several clients ask us to take them to an auction. In service to the client, we have on 2 occasions. The clients were blown away by the number of people attending and they did not make one bid. We suggest you avoid them.

Hi Tina,

Hillcrest is an excellent area for rental properties for 3 reasons:

1. The area has a high rental occupancy rate
2. It is close to downtown and Mission Valley and attracts high quality renters
3. There are a wide variety of properties that would fit your investor profile.
We have two CAP Rate calculators we could provide for free.

Lastly, we recommend our investor buyers use a Property Management company. The one we refer charges a flat $125/momth and does everything from clean up, painting, repairs, finding the tenants, collecting the rent, etc. They only charge you when the property is occupied.

We recommend do a lot of homework to make sure you understand all of the numbers and the tax implications.

The most important thing is you get what you need, not just what you pay for. In other words, most agents we have run across that discount their compensation discount the service you receive as well. In any market, you deserve great representation.

We have successfully represented both buyers and sellers in over 30 transactions. Here is what you need to know:

1. It takes someone with integrity to manage this properly.
2. You should expect to pay reduced compensation if someone handles both sides.
3. Trust your gut instinct, not what ANYBODY says.
