Hi Ole Bjorn,
The property taxes vary from home to home. Depending on when the home was built and where it could be any where from 1.2% on the purchase price or 1.9 % on purchase price. In some areas the developers when building homes have add a Melo-Roos tax which gets added to your state taxes and bond measurements.
If you are thinking of buying a home in San Diego County I would recommend that when you start looking in certain neighborhoods ask your realtor if there is a Melo-roos tax and what they think the taxes would be in this area. When you actual get into contract on a home, the seller has to disclose the special tax assessment which will tell you clarily what your taxes will be on the individual home.

No...Probably not. In order to get a loan right now you need at least 10% down and good credit at least in the 700's is what a lot of my lender friends are saying. I would recommend working on your credit score and trying to save some money. Or if you are a veteran the VA loans require 0 down payment. I currently helping a client who has one of these loans it has worked very nicely.

You need to call a realtor in your area and let them know you are thinking of selling your house and would like to know what it is worth. We in the realtor business call it a CMA. When I do a price for lenders they call it a BPO (brokers price opinion).

Hi John,
Whether to wait 6 to 9 months to buy a property is a tough question to answer. Like the stock market the real estate market is tough to predict. However I have a few buyers looking in this zip code and we are still seeing some foreclosed and Short sales. We are not seeing has many has Oceanside and Vista are seeing, however. This being said, there are some great deals in the 92008 we might continue to see small decline for the remaining of the year, but for sure we won't see any increases for a little bit. If you are thinking of buying a home and selling with in the year I wouldn't recommend buying a home in the San Diego area it will take longer than that to recover from this market. - Mon Aug 11 2008, 08:32

This is a great time to buy in San Diego. Have you picked an area tha you like in San Diego. San Diego has a lot to offer, from North County with all its beachs to downtown with all it resturants and activities. I would recommend you right down whats important to in a neighborhood and start from there.
I am currently working with a client who is using a VA loan, we are closing in 30 days. You do need to get all your paperwork into your lender to see what amount they will qualify you for. I have a lender who handles VA loans please email me and I would be happy to give you her contact information.
