Neil Fjellestad answered:
Part of a successful business partnership, not to mention a marriage, is setting and implementing financial strategies that will have long-term benefits. Build your financial base by improving your credit rating and debt ratio together. The natural reward for the implementation of this strategy is to buy a house in a year which is the next logical step in a wealth building plan. - Wed Apr 30 2008, 16:48

What effect will Zillow have on other industries?

Neil Fjellestad answered:
Zillow is one example of a fundamental shift that recognizes that the customer, not the broker, decides on the flow of information necessary to make financial decisions. Any industry that has thrived in the past due in part to restricting and/or parcelling out information will need to re-evaluate and prove their value based upon service and expertise. All in all, a positive outcome in my estimation. - Wed Apr 30 2008, 16:38

What is the Luxury Market like in San Diego?

Neil Fjellestad answered:
There are luxury submarkets that are being judged separately in the present economic climate. Established properties close to coast are doing well whereas new construction further inland is taking a hit. Even luxury homes in preferred neighborhoods yield to basic principles of real estate value in a buyers' market. - Wed Apr 30 2008, 16:31
Neil Fjellestad answered:
We are in a recession and it is complicated by a variety of economic issues coming to intersection - the perfect storm. We will work out of this problem within 12-18 months because - production of new housing is grinding to a halt (supply) and San Diego will remain a preferred spot for employment and population growth in the long term (demand). In addition, the formation of new households will be at an all time high over the next 5-7 years which will help support rental values as well as sales price for the low and mid-range. So, we are taking one step backward now that will allow two steps forward later. If you follow sound real estate investment standards this is an excellent time to get into the local market. Please refer to several articles I have written on this subject. You can find these at my website. Good luck. - Wed Apr 30 2008, 16:23
Neil Fjellestad answered:
First make sure that the on-base alternative is available to you when you need it. The current market conditions favor buyers such as yourself. Keeping the property and renting it out after you leave the area might allow you to return to paradise later when otherwise you might not be able to do so. Our company has helped many rental owners pick San Diego as the place to retire by fully utilizing their real estate investment options. We are considered the company of choice for independent real estate investors that need acquisition, leasing, maintenance and management assistance. We work hand-in-hand with your realtor. - Fri Apr 11 2008, 13:18
