North San Diego County. I currently live in the gated community @ Woods
Valley, Valley Center where I enjoy my Real Estate career, entertaining,

I am a North County Expert and I will seek out every detail required for
buyers and sellers to obtain their future goals of owning or selling a home.
I absolutely love looking at houses with buyers, its such an exciting
adventure for the buyers and I truly enjoy their excitement.
Buying or selling a home can be very exciting, its important to work with a
local professional that can meet all your needs and educate you regarding the
transaction.

The Realtor That Listens
""We are so very happy to have met Sandra before listing our home! She was the perfect realtor. This was our third time buying/selling and this was the best experience of all. Sandra is very pleasant to work with, very patient, hardworking (she hosted open houses for us almost every weekend and sometimes twice a week!). She is always looking for new ways to market her listings, using everything from colorful flyers to the internet to caravan open houses). We would recommend Sandra Zambito to anyone buyer or seller! Realtors like her are rare!""

This depends on your bank, most banks are buried in REO's and NOD's, I would contact your bank and discuss your financial situation and see if you qualify for a Loan Modification or possible Deed in Lieu of Foreclosure or Short Sale. The length of time that you can continue to reside in the residence will depend on the banks backlog, it could be anywhere from 3 months to one year. I work here in North San Diego County, if would like me to consult with you and your bank give me a call. I currently have REO's, NOD's and Short Sale transactions and I will be happy to guide you. Rocky,
I would say that is a very large red flag you are waving and It is clearly not worth the risk for your financial future. If you are looking at a sound investment, then put all your cards on the table and you wont have to look over your shoulder. - Tue Apr 15 2008, 20:48
Monica,
First of all I would contact a loan officer and discuss your current financial situation ie, income, expenses, taxes, credit score and work history and they will help you determine what you can qualify for before you take the next step. I will be happy to send you a couple referrals in your area. This is the best way to get your feet wet during this exciting time when considering your first house. Let me know if I can help.
