My recommendation to you is to find a good agent who can help you find a rental first and a home to buy down the road after you've done your due diligence. We are very experienced in North County properties and have four offices from Encinitas to Escondido and truly know the neighborhoods.
San Marcos and Escondido have been particularly hard hit, but currently represent great values in terms of what you can buy. I recommend that you continue your web research and find the agent that best fits your needs. - Thu Jan 31 2008, 21:04

Most listing commissions now in San Diego are either 5 or 6 per cent. This includes the amount to another broker who brings you a buyer. So in other words, your listing broker will generally receive 2.5%-3% and pay the selling agent an equal amount.
