I may be a bit biased but I don't think you could find a place better to vacation than Coronado! We have 11 condo towers sitting right on the Pacific Ocean just steps away from the Hotel Del Coronado. There are 1, 2, and 3 bedroom units ranging from $800K to the upper 2 millions. If you don't like highrises there are plenty of smaller condo complexes throughout Coronado that make wonderful vacation homes as well as generate great rental income. If you are comfortable offering 15K more than the last counteroffer then have your agent write another counter offer and ask him/her to let the seller's agent know that this will be the FINAL offer. Many times that's just a ploy, but in this market sellers have to understand that they may not see another offer for a very, very long time. Sellers have to be very careful not to blow the one and only deal they may have for a while. I appreciate that you are sensitive to the seller's feelings but this is a business transaction and everyone has to understand this is business. Good luck.... I hope you get your house!

HI Bob...the obvious choice is Coronado! That bank owned properrty is already in escrow...5 days I believe with multiple offers on a 1700 sf. lot! Coronado does not suffer the same as other markets in San Diego simply based on supply and demand. We have all the features you are looking for in a community. Your money will be well invested here even though you probably won't be buying a foreclosures or short sales here. Just because you're seeing "deals" out there doesn't mean they that within reach of many first time buyers. Do you have a preapproval letter from your lender? Do you have a substantial down payment? Lenders are still writing 90% loans but they're not as easy to come by as they once were. If you have excellent credit, 680 and above, a substantial down payment and a good relationship with your bank or lender then you're going to be one of the lucky buyers who will really benefit in this "down" market. You'll be surprized by the results. We have an excellent, parent-based school system. I doubt another school system in San Diego can compare with the Coronado's. Our housing costs are high but you do get what you pay for in San Diego. We've got miles of sandy beaches, just 5 blocks from our schools! Close knit, family oriented community where it's safe to let you kids walk to school each day.
