Looking for an agent experienced with short sales and REO

Jim Tierney answered:
Marie,

I’ve had experience with both short sales and REOs. Obviously REOs are preferable to short sales because they generally take less time. Short sales can take longer and may never close. Whether it’s a short sale or an REO you want to write an offer that is as strong as possible so that if will be accepted by the lender. That includes your deposit. Your deposit is not at risk until your offer is accepted and you have removed all of your contingencies. So write a strong offer with a deposit that most lenders would consider reasonable and you’ll have a good chance of getting your offer accepted.

There are no farm houses in Portola Valley. A few barns maybe, but no farm houses, at least not the kind that you have in mind.

As far as specializing in old properties, I’m not sure there is an agent out there that does that. Once we know the exact type of property you’re looking for in terms of acreage, architecture, square footage, and price, we can help you find it.

Is the east side of San Carlos a good place to buy a home?

Hello Heather,

All of San Carlos is great. As you mentioned the east side is a little more industrial but the neighborhood is still desirable. There are a couple new listings in that neighborhood, one on Hall and the other on Inverness. If you’re going to stay in the property long term then the value should keep up with other values in San Carlos as the market comes back. The west side may increase at a faster pace but “a rising tide lifts all boats” as they say.

How can I get a mortgage without a downpayment?

Finding 100% financing may be possible but it’s probably not a good idea. The interest rate you’re going to pay will be higher and the risks are much greater with no equity. Try the old fashion way. Get a loan from your parents, grand parents, or rich aunt. Some employers also provide attractive loans for down payments to their employees. Probably not the answer you wanted to hear but you’ll be better off in the long run. - Tue Sep 9 2008, 21:15

A 3/2 in Laurie Meadows should sell between $800K and a million. Active listing, as far as comps, don’t really mean much until they’ve sold and closed escrow. Price should be based on comps, recently sold homes of similar size. Laurie Meadows is nice the only issue there can be freeway noise depending on where the house is located. The interior homes away from the freeway are the most desirable.
