Sove? Big problem. Sink? Not so big problem. Its a safety issue with the stove because your fire insurance will not cover any damage caused by an illegal stove. If your inlaw is legal, on the other hand, which usually they are not, then you might apply for a permit! - Fri Aug 1 2008, 10:07

Pre-foreclosures? Short sales? Argghh! Have you had a good experience with one yet? I guess they are ok if you don't mind waiting a few months for an answer even if the answer is no or the the property goes into foreclosure before you even get an answer! I have had some successful closings of these "monsters" but not without headaches. Have you considered the many already bank owned houses for sale right now along the peninsula or regular sales, for that matter? San Bruno has a bunch of homes for sale waiting for you under $500,000 and so does South San Francisco, Pacifica and Daly City. - Fri Aug 1 2008, 10:01

The least expensive cities that are close to San Francisco and have some nice neighborhoods are Oakland and Richmond. One can find a cute little house in a great neighborhood for under $300,000. If you want to travel an extra 15 minutes, there is Hayward, San Lorenzo and San Leandro. For an extra 15 minutes, the cities have more to offer in the way of schools, restaraunts, shopping and such! - Sat Jun 21 2008, 16:24

I wonder if you ever found a place! I do a lot of work in the South Bay and East Bay where prices are a lot less than the peninsula. You can get a really nice little home in Hayward right now for $275,000 or a larger home for the same price in the better parts of Richmond! Check me out if its not too late! - Sat Jun 21 2008, 16:00
