Are there any foreclosures in Corpus Christi area?

Yes there are. They range in price, copndition and area. There are waterfront properties and others more inland. Some on Padre Island if that's what you're looking for.

You need a local buyers agent to represent you and advise you. In some markets, asking alot isn't a problem, but I don't know your particular market. Also, do you want the house "only if you can steal it", or are you asking about a point to start negotiating - but you definately want the house? It makes a big difference. If you offend the seller on your initial offer, he might not allow you to buy the house at any price (it happens). That won't matter if you're just looking for a steal, but if you rally like the house then the initial offer is very important. - Mon Oct 1 2007, 09:32

Time is of the Essence. Do you include that in contracts?

In Texas, the option period (contingency used primarily to negotiate repairs after inspections) paragraph does include "time is of the essence". For a Realtor to hand-write that phrase into another paragraph would probably be considered the practice of law - my broker wouldn't like that, so I don't do it. In 15 years of practicing Real Estate in San Antonio, I haven't seen another agent do it either. A buyer or seller of course could do it if they so desire - and as a FSBO seller, you can change anything the buyer writes in his offer to be a part of your counter. - Sat Sep 29 2007, 09:33

If you have concerns about Radon in the Dallas area, don't buy a HUD home. The required HUD disclosure that you sign with a contract basically states that some homes have mold, some have radon - if this is one, too bad. You can do an inspection, but it's not grounds for backing out of the contract - you could put that contingency in the purchase contract of a non-HUD foreclosure if you have a concern.

Also, in the state of Texas, if you intend to either rent or flip that HUD home, any inspections you do will need to be disclosed to prospective purchasers or tenants. - Fri Sep 28 2007, 10:21

All the Realtors in the Houston Association of Realtors have access to that information. Call on any real estate FOR LEASE sign and ask the Realtor who answers if they can get you a list of the section 8 houses available - drive by them and pick out a few that look OK and then ask the Realtor to set up showings. Realtors don't make alot of money on rentals, and section 8 renters don't often turn into buyers, so make sure that you explain to them that you are willing to do the legwork or they won't work with you.
