Testimonials
""Jim worked very hard to sell my home, and I very much appreciated his zealous efforts throughout the marketing & selling process. He has a very effective marketing plan. For example, the flyers he personally produces are very attractive and emphasize the positive features of the home. When I was trying to get the house ready to put on the market, Jim gave me some good advice and helped me find professionals who could get the house ready to sell economically, such as a very reasonably priced landscape company. Once I had offers on the house, Jim helped me make an objective evaluation of those offers. And, when the buyers made their offer contingent upon quick possession, Jim went out of his way to help me coordinate last minute items, such as meeting repairmen, inspectors, rubbish removal company and others. In sum, Jim is the hardest-working and most effective realtor I’ve ever worked with (& I have worked with over a dozen realtors in several moves)""

""Jim's insights on the San Antonio market, neighborhoods, and schools was of huge importance to us. His commitment to researching different options to accommodate our immediate family of four with the additional potential of housing an elderly parent was so appreciated. Given his help and knowledge, I am confident we made the right choice for our family! With our hectic lifestyle, Jim took on the burden of uncovering just the right fit to meet our needs. I appreciated Jim's professionalism, his prompt follow through, his emails to expedite the search and the late night, weekend or "lunch" appointments he set to meet our schedules! Should our family housing needs change, rest assured we will be giving Jim a call again!""

""Jim Rooks is competent, reliable, and very experienced. We had a home on the market for almost a year with another realtor, then we hired Jim. He made some suggestions, put together a marketing plan, and sold the house in less than 30 days. We will always use Jim in the future and have recommended him many times over to friends in the area.""

Jim Rooks answered:
If you subscribe to the RealtyTrac database or find an agent who is, there may be additional details. I can tell you that there are 12 homes in the tax database on that street. The tax appraised values run from about $84K to $123K.

I've never been able to figure out how RealtyTrac makes their estimates - perhaps based purely on the recorded initial mortgage amount. I'd be surprised if it went for the $21,000 noted, but I guess stranger things have happened!

I'm away from the office for now, but the answer is no. Sold data in Texas does not automatically propogate to sites like Trulia. The "owner" of the listing must post any sold data and it's likely that no one has. - Tue Sep 16 2008, 19:32

Should I just reoccupy the home.?

Jim Rooks answered:
I hate to see a family have to split over long distances, but sometimes that's a harsh realty.

If your husband is likely to be deployed overseas with you remaining here, the answer gets simpler.

If not, you could consider renting the property here to mitigate the loss you're currently experiencing. Being a landlord comes with its own risks, though.

There was a Friday announcement of the relocation of the AT&T headquarters. 700 employees are affected. I anticipate a short term excess of inventory in the over $250,000 market. There are possible impacts on the under $250,000 market should many people decide to take this opportunity to move up in home and as a result put their home on the market.

When AT&T (then southwestern Bell) moved from St. Louis to San Antonio, it actually triggered an increase in market activity in St. Louis - I believe because of move up buyers - during the slowest market time of the year. The primary difference there, though, was the almost non - existent spec activity by builders with resultant low new home inventories.

The impact from this is really anyones best guess, but most will guess that the market will be further surpressed for a period of time.

Lastly, should you decide to move back, be sure to check the terms of your existing lease. If you can't terminate it in the near term, you may find that you don't save anything in making the move right now.

Try http://www.sabor.com/images/upload/mls-stats0508.pdf for current MLS statisitics by type of sale.

For single family homes, it's currently 87 days versus 66 a year ago. To be honest, I'm not sure if they still use average or if they've converted to median, but should be resosnably close for large amounts of data.

As stated by the previous posts, individual homes within the same subdivision can vary significantly, so the average for the whole market is pretty much just an interesting number when considering a specific situation.

where can I find crime statistics for TX 78236?

Jim Rooks answered:
Go to http://jimrooks.featuredwebsite.com/community_info.asp and click on Community Reports. Enter your zip code of interest. You can also enter a second zip code for comparison purposes. Click on View Community Report. On that page will be a map. Right below it is a pull down menu with a number of choices including Crime. Choose that one for a bar graph comparing selected stats.

Let me know if I can be of help with hunting for a home!
