Sounds like you are leaning towards coming back to our beautiful city. As you have stated, I have seen sellers and agents doing a lot of head scratching when it comes to all the decisions being made about what to do in our current market conditions. San Antonio is a great place to buy a home right now, the only thing when it comes to selling your home is the area and competition. Some areas are requiring the sellers to compete directly with the builders. It sounds like this may be true of your area.
I recently had a client decide to drop the price of their home by $20K ($264 - $244) and offer a 4% commission to the selling agent and it went under contract that same day. They were in a position to do this with his company picking up the tab for all the closing costs, but the market for that specific neighborhood was very competitive and it was right at 8 months on the market when they decided to do that. I thought that they were priced at a fair price, but it seems like everyone that is buying in the competitive areas of San Antonio want a steal.
What has your Realtor advised you to do? What is the average time on market for your neighborhood? Are you priced below the market or right at market? Have you tried using some buyer incentives to help? Have you considered leasing the home?
Tracy, it sounds like your family likes San Antonio better than the new place and things might work for the better to move back. Schools, work, environment, etc... This is one of the favorite stops for military families and one of the places that military families choose to retire. Howdy Chris, I have used a team of brothers called Accuspec for many many years. These guys are top notch and they would be the home inspectors on any home that I would purchase new or pre-owned. You can set up an appt. with their assistant Martha at 210-696-5585. It's also a wise thing to get a termite inspection - Stout Pest Control - 210-967-7378. Tell them Ron Mersinger referred you over. Does the addition have the same quality of materials as the rest of the home? It sounds like it might be a covered patio that was closed in. Typically I have seen appraisers only give these kind of additions about half the price per square foot as the main home. If it's a true addition to a home with similiar materials or better than the main home plus it has it's own heating / cooling system you would be able to get a higher value for the additional square footage of living area. If you would like a true non-biased opinion from a 3rd party, hire an appraiser for about $350 and you will get an accurate square footage measurement and a professional opinion of your home's true value. Appraisals are great to use as a tool to help you get the most for your home. Japhet Homes is a local builder who has been building in San Antonio for quite sometime now. I used to work with a company that managed Japhet's homes and they have always done well. Every builder has their own little niche that they fill and Japhet has done that here in San Antonio.
