The Joshua Stern Team is committed to superior customer service for both buyers and sellers. Our buyers are put on an exclusive VIP Buyer Profile Program which allows them immediate access of all properties that match their specific home buying criteria, as those properties come on the market. This list includes bank owned homes, HUD homes, Short Sales and other Distressed Sale Properties, as well as they include all properties from all brokerages.

If legal in your state you can present your offer as an escalation clause. You can say, my minimum offer is ________ and buyer agrees to offer seller $500 above highest NET offer seller recieves not to exceed ___________. Seller agrees to provide buyer with verified, bonified proof of bench mark offer upon acceptance of this offer.

I don't know that it is a BAD idea, but when it comes to something as important as buying a home, you owe it to yourself to interview more than one agent for the job. That includes interviewing the banks agent on how they will represent you. I have a friend who represents banks, she runs a team. She won't write the offers on her bank owned properties for a buyer, however she has her team members represent the buyers instead. The team members aren't attached to whether or not you buy the bank home you originally inquired about. They would just as happily find any other home that is a good fit for you.
It really boils down to how educated the agent is and how they plan on personally representing you. If you feel good about the agent who is representing the bank, it may help you get into the property. But you should always interview more than one agent for the job, after all, it's your money. - Wed Apr 23 2008, 11:28

I wouldn't rely on any websites that are available to tell you what your property is worth in today's market. It would be wise to contact a local real estate specialist who works in your area to provide you with up to date information about our ever changing market. As an active investor I would consider holding onto the property as a rental. If you have friends or family in town they may be able to help you manage the home while you are away protecting our freedom. In the event that you don't have anyone personally who can help with this process, a good Property Management Company is worth its wieght in gold.
The advantage of holding onto the property is that you can have someone else paying down your principal balance on your mortgage, and at the same time enjoy the tax benefits of the interest write-off. Real wealth can be created long term, for instance, imagine what your property might be worth 15 years from now and think about how much you would owe. - Wed Apr 23 2008, 11:22
