Fear and Down Payments! Luckily both can be over come.
Most people don't have 10% to put down (imagine having to put down money) and the media keeps telling everyone how horrible the markets are.
Luckily I have down payment assistance program that allows anyone to get into any property and not have to pay it back!

I would lease2own the property where you would eliminate your financial responsibilities to the property (NNN Lease). At that point you can borrow more funds to buy the home you want.
Other thought.. a 5 - 10K loss, especially if its on paper, is nothing in this market.

Double closings are legal but they are becoming increasing more difficult to close. Both lenders and Title Agents get very scared when you have a wholesale situation (seasoning issues). There are far better ways to get the same result with not seasoning issues and no reliance on title professionals as well.

This is simply the best time to buy. Everyone is scared of the unknown but that will soon subside. In your bigger markets I would not think twice of buying if you are planning on staying put for 3-5 years, you will see great returns. - Mon May 12 2008, 08:16
