Try this approach...have the seller demolish the house on the property...clean it up and then sell "just" the lot. No structure, just a plain lot...you may have to get approvals from the health department to build. This will require the seller to get permits to demolish...this may take a few weeks or months depending on the seller....BUT will be eaiser for you to get the loan.

In many areas there are government programs that will help you get into your 1st home with little to no money down. There are 1st Time Home Buyer Programs that lenders offer, "live where you work" programs and re-hab state agencies where they will give you grants and even replace 100% of all lead based paint issues in the home!
The programs are worth looking into - contact an agent that can lead you in the right direction with these programs!
Please consider this house! Previous termite evidence is very common in homes. Just have your inspector estimate the damage and consider having a licensed contractor give you a structural report (you agent can help you with this).
If the evidence has been treated and no structural problems or repairs - then no worries! Termites of this severity are an easy fit.
On the other hand...if the evidence is "the worst an inspector has seen in a while" then consider getting out of the deal! OR re-negotating the terms and price to reflect the cost of this undertaking....
Who knows......you may be able to get a great deal and really "steal" the property!
A good price for this sized home (in this buyers market) would be around $100/sq. ft. So i would venture to say aywhere from $230,000 ( a great deal) to $299,900.
