The most important factor in any relationship is simply...trust. Buying a house is all baby steps. Start with a Realtor that a good friend used and trusted and go from there. Shop open house to look for an agent that you feel comfortable with. If I was you, I would find an agent that looks at the big picture, one that will be your trusted professional for many years to come. He can guide you through the process. WOW, what a story! The big question is...what price to you feel comfortable paying for the home? And, are you prepared to walk away from it if the price is too high for you? When a home buyer is 'rushed' they are always unhappy when the deal closes. Sounds to my like you are under tremendous pressure. I have always felt that an educated buyer is a happy buyer, and that maybe you might need time to figure all this out with your agent. Sounds like they have done a good job for you. The most important person in the transaction is you. You have to be satisfied with the transaction when it is all over.

Current market condition should reflect in your offer price. If the home has been sitting for a while that would certainly lower the offer price as well. Perhaps your agent can do a Market Analysis of the subject property so you can judge a fair price. As far as what is owed by the seller? Obviously, they owed too much. At issue is whether the selling and the listing agent, and of course, you, can persever to 'get it done' within your time frame.
I recently had one where the seller had 5 debts and judgements against her. That was a big surprize for all of us. None the less, we all had patience and got it closed
