Short term rental market in St. Petersburg Florida

Short term rental market is better on the beach than downtown. The majority of the condo associations downtown require a 7 month minimum lease. There are a few like Waterfront park and the Beacon have one month minimum and 3 month respectively. We always have visitors asking for short term rentals downtown but there is no supply.

I lived in a home with a waterview, one home from Coffee Pot Bayou, and I really enjoyed the view I had. However, I think the proximity to the water & the accessiblitiy to walk along the bay was more of a selling point when I did sell the home. Most buyers will not put a large value on a small waterview - especially in this market. They would prefer to actually be on the water! It all boils down to your house ammenities and what has sold in the area - and of course your motivation.

Mobile homes (not manufactured homes) typically tend to depreciate (like a used car). I agree with the other realtor's answer. It really depends where the mobile home sits and if it is on a foundation. The land the home sits on will probably appreciate to offset the depreciation of the mobile home.

I think you should also look at the trends of the street/neighborhood. Does it appear to be going down hill or cleaning up and upgrading? Your area will affect your appreciation/depreciation potential as much as the type of home you live. Remember the three Ls - Location, Location, Location. - Mon Sep 22 2008, 06:19

I have a great unit available at Bay Breeze cove! The owner was one of the original purchasers so he got a great deal on this 2 bed/2bath/1car garage unit. We are currently asking $199,900.
The complex is very well kept by DR Horton development. They are planning to start the 2nd face of the complex as soon as the market picks up.
Great location off of 4th Street, walk to Starbucks and restaurants. Quick easy drive to downtown, airport, Tampa, Clearwater. I have additional info on my website or you can contact me directly if you would like to see it.

As far as market conditions - it really depends on how long you plan to own. Buying something short term is not a good idea in this market. - Tue Sep 2 2008, 17:53
