Most answers offer really good information. In todays market we normally research comparables starting within 1/4 of a mile. With the amount of foreclosures on the market in most areas, prices are being driven by the lesser priced homes. Reducing the area hopefully compares non foreclosures to non foreclosures.
If you are in an area with a lot of foreclosures, you may want to wait for at least another year. Things will get better. If you decide to sell get at least 3 opinions from 3 different agents. List with the agent that takes the time to explain how they reached the list price vs selling price. - Sat Jul 19 2008, 07:39

Get an agent that handles foreclosures in the area you are seeking. Drive around in that area and write down the names and numbers of the agent handling tha foreclosure. Whichever agent has the most foreclosures listed in that area is the one to contact.
