I would be happy to help you with your search. I have a lot of experience with all levels of home investing and the neighborhoods you are interested in.

Some things to consider when thinking about this type of purchase: there are some good deals out there with foreclosed properties and its great that you are willing to take on the project of fixing up the property. If you are doing traditional financing, though, you may have a problem getting a loan if the property isn't "liveable." So taking on a property that needs cosmetic updates is much easier to get a loan for than a home that needs to be gutted or all new systems or something like that.

Closing does not relieve the seller of his or her obligations stated in the sales contract. Unless it is written somewhere on the contract that the seller will not comply with the inspections, they do need to be performed. The items predicated on the county inspection are subject to negotiation. The seller does not HAVE to fix everything, but must state in writing what they do not intend to take care of. If you do not accept those terms, you have the right to back out of the contract with no penalty. So while the seller is legally obligated to comply even after closing, and you can sue them if they do not, its much easier to get things done prior to closing.

You pay for your home owner's insurance upfront. So at closing you will need to pay for one year's worth. In addition, you will be setting up your escrow accounts for your mortgage, so you need to put two months worth into that account. If you are closing today, you will pay for July and August because your first mortgage payment isn't due until September. The escrow manager needs to ensure that there are enough funds in the account to pay the bills when they become due. Same goes for your taxes. Your monthly payment will still include contributions for your taxes and insurance as your lender described.

I don't know if i agree about the sunporch. A lot of these older homes have older sunporches on them and in my experience, most buyers find them to be somewhat useless, unless they are particularly large or nice. I work a lot in the South Hampton neighborhood and often show homes with a small sunporch and have buyers ask how much it would cost to tear it off and add a deck. This area is very appealing to younger buyers and these buyers tend to enjoy having outdoor space to entertain, grill, and enjoy the outdoors. - Tue Jul 8 2008, 13:02
