Ok, the way I read this, Kevin, you are the seller, right? And your buyer had their inspections and the period is up, and now they are trying to get you to do more? Assuming you came to agreement on the inspection contingency (this form would be called Inspection Notice or Continuation of Inspection Notice) I would tell them to have their inspection, but since the contingency is up, you expect them to go forward with the contract. If you DID NOT reach agreement, they are within their rights to back out. What does your Realtor say? It is pretty cut and dried in MO on this. The only thing is, it can be expensive and time-consuming to sue over breach of contract... something to think about. Good luck! - Mon Apr 7 2008, 17:07

It's difficult to say exactly, but the average home price in Clayton (63105 zip) in 2007 was $443,564, compared to $428,013 in 2006, which is an appreciation of a little over 1% for the year. It may be more or less in certain neighborhoods or price ranges. If you're looking for information on a specific area, call or email me and I can run the numbers for you.

I think it is reasonable to expect once weekly communication from your Realtor. Try to work out a time every week to talk to him, and save your questions/concerns that pop up for that weekly check-in. I think you have a right to expect that your marketing should be in place. Keep in mind that on Realtor.com, it sometimes takes up to 72 hours to update from the MLS (as Realtors, we have NO control over that- abig problem with that site, IMHO). Realtors often have different strategies, and some are not as web savvy as others... he may need and welcome your marketing suggestions. I will also suggest what I tell all of my sellers- if it's been a week or more with no calls, you need to lower the price (no one wants to hear it, but it's true). Especially close to holidays- price it to sell and you'll get attention. I have represented more buyers in the last four weeks than I have all year, despite the market- they are coming out in force because the rates are lower! Good luck to you! - Wed Nov 14 2007, 12:42

Karen, you've received some good advice. I would also caution that if you intend to purchase a home with a contingency to sell your current home, any seller is going to want to see that it is on the market and priced well. So, you will definitely want to get yours on the market before making an offer, or have it ready to go within days. Price your home to sell- that's the most important thing right now, especially as we head into holidays.... Feel free to call on me if I can be of assistance.

I want to set-up a search by school district. How do I do that?
