I feel for you Bonnie. These short sales seem to almost always be nightmares. I have worked with several of them, and most have been very straining on my patience. I did see a statistic in Realtor Magazine the other day that was a little alarming in regards to short sales. I cannot speak for its accuracy, as I personally didn't do the math, but it is something to think about.

“A speaker at a short sale seminar I attended said 80 percent of all offers on short-sale listings do not result in a closed escrow. Combine that with an escrow of 90 days or more and the lack of cooperation from lenders and you can see why most practitioners will avoid representing buyers in short sales”

I have only had one foreclosure (of 8 here recently) where the bank didn't counteroffer in some way. I guess that the averages for my case would say that the majority of banks are usually counter offering if the offer is in any way under asking price.

I have never had a bank counter offer if the offered price is more than the asking price. In this case, they have always just taken the best offer available. I have only had two clients offer over asking price on foreclosures. One got the home, the other did not.

Ultimately, as already stated, what is the home worth and what is it worth to you. Those are the most important figures. - Sat Apr 26 2008, 08:36

If you want bank owned foreclosures visit http://www.stcloudedina.com/Foreclosures.html

If you need more information, try calling the local county's office assessors office and ask for more information about tax forfeited parcels. They will be able to answer any questions that might come to mind. - Sat Apr 19 2008, 05:13

banks paying closing cost

John,

I think 5 of my last 6 buyers have gone into bank owned properties and in every situation the bank has been willing to pay some closing costs. As stated in other responses, how much will depend on the offer itself.

As for having two offers, generally the bank takes the best offer and negotiates with that one alone. I have seen recent situations where there have been multiple offers on a foreclosure (4+) and the bank has verbally said to all potential buyers to go back and write your best offer and we will take the best of the bunch. I don't know how often that is happening, but it has happened at least once recently. - Tue Apr 15 2008, 12:14
