Opal, Some friends of mine purchased this home. It should close soon. The home is a little unique and so is the lot. She owns most of the property in this area so it made since to her to purchase it. Get with a Real Estate Professional about your home purchase. When good deals happen they do not last long! I can help. Beverly, Now is not the time to buy in a development that is going through a transition or in a new development. Builders are starting projects then changing plans and home designs prior to completion. I know a developer building 3000 sq foot homes for $400,000 and now, in the same neighborhood, are building 1700 sq foot homes for $180,000. I would suggest looking around at different areas and get educated on the market. A great Realtor will be more then happy to show you several homes in different locations. Remember, when buying Real Estate, you make your money on the buy. Who cares if a builder is giving "FREE" stuff when the home is overpriced to start with? Knowledge is power!. Tricia, You are correct. The development has slowed way down. Lots of factors are causing this. The price point in the neighborhood is too much for the surrounding area. For the same money you can buy in a gated golf community like Marsh Creek on the island. Villages of Tuscany is a family friendly area. Elementary school across the street. I have no complaints with Toll Brothers. They build a great product and stand behind what they build. They made the wrong decision by putting this very upscale neighborhood in an area where homes are selling for $150,000 to $200,000. The market declined and would not support the price point. Here is some advice...never be one of the first home buyers in a development. Especially in a declining market. The builder may build large homes then start building smaller less expensive homes, to get inventory sold. Then the people who bought one of the first sites have just lost a lot of money. They will in fact be the largest home on the block. I also see you are from New Jersey. Take your time in picking your home. Rent if you have to, maybe in the neighborhood you are thinking about moving to. Have your Realtor show you several homes in several different neighborhoods. Be specific about what you would like to have in a community. Have your Realtor show you what homes in the neighborhood have sold for in the past 3 - 6 months. Knowledge is power. You make money on Real Estate at the time of purchase. Purchase at the wrong price and you lost money off the bat. But purchasing in a neighborhood you are not happy in could be worse.
