Lori Kim Polk answered:
Hi again. I was able to see your house on the MLS and yes, it needs to be prepared for sale correctly. There are ways to incorporate some touches of modern into your decor. Staging is not decorating and your house is decorated right now. You may not need to redecorate, but move some things around and/or out of the house. Staging is accenting your homes finest features and appealing to a broadbase of buyers. Please remove any utensils from view in the kitchen and any family pictures. These are safety factors to consider and I can leave a list of ideas for you when I visit your home. Also, it needs a bit more curb appeal. Ask your realtor if she thinks that a staging report will help. I feel that it really could help you at this point. Best of Luck. - Sat Jul 26 2008, 12:27
Actually, that might be your best bet. I would be happy to give you a report on the marketability of your property. What I really need to do is to see your property. You don't ask your tax person to tell you right off the bat how much you might be getting back. So, I can not answer you until I see the location, comps, and the style of your home. I offer very affordable reports for YOU to do it yourself and properly prepare your home for sale in this market. If you have a Realtor, this service enables them to do their job to market your home. Country is out.. I can tell you that. Give me a call and I will be happy to help you. Please visit my web site for more info. If you don't have a Realtor yet, I would be happy to refer you to an exceptional one in your area.

I would say the downtown area of Sacramento right now is a good investment. Especially some of the newly updated condos and lofts. They seem to hold their value well, are quite popular and often sell quickly. Good Luck. - Wed Jun 11 2008, 16:43

Hi Ron, sounds like you are plannning ahead and that is a good thing. What Elizabeth says is true, that you must present your home in the best light right now with quality pictures for the net, along with competive pricing. I do have a Realtor that has sold quite a few homes in the NH area. We have one left that is staged actually in Antelope. Please feel free to contact me. Lori - Fri Apr 25 2008, 17:17
Lori Kim Polk answered:
Absolutely Jim. Staging, done by an experienced stager and done correctly can surely save the homeowner money. You are so right about the short sales and competition. You offer great words of wisdom to this homeowner.
Now back to Ron... do you have a Realtor? If you do I would ask them to help with a report if needed. If not.. then you have some Realtors right here who know what they are talking about. - Fri Apr 11 2008, 18:29
Ron, Good question. But as a professional stager who does homes all over the area, I need a much more information in order to answer your question. Helping you stage your home could be as simple as a report for you to prepare your own home... to completely coming in and revamping the entire property. You have received some great answers. I would need much more info in order to prepare your home for sale. If you do choose a stager, I would highly recommend them to be insured, have had professional training, and one who really knows the market with a proven track record. All the best to you. Stage a smaller home?

Lori Kim Polk answered:
Hi Mimi,
You have some great answers here. In order to properly show the best features of your property, it needs to have a report done and then possibly staged by a professional stager. We have been trained to have a buyers eye and also know placement of furniture and accessories which accent your home. I would be happy to chat with you if you like. Call me at :916-300-0402 and l will help you. You can also check my site out at: artfuljourney.net - Tue Apr 8 2008, 19:17
