The out come of the Code of Ethic. What happened is this. I was selling there Coop in Brooklyn and they the family wanted to relocate to Staten Island .I would send her Daughter e-mails of listings in Staten Island for her Mother and Father to view.They would let me know which ones they liked and I of course set up appointments to show them homes. We did this almost every weekend. This went on for one year. So this time I sent the e-mail to her daughter who was to go and see the home with me but she decided to cancel this day. She changed her mind later in the day and her and her mother went to see if they like the neighborhood and the out side of the home. I get a phone call from them that day telling me that the both of them love the house. What house? I asked. The one we were to see today. The owner was home and showed us around. But he also said we have to deal with his agent if we want a cheaper price then the asking.I ask why the customer said because he told his agent he found us and the deal was he he finds the buyer the commission is cheaper for him And he can then lower the price for them. Now his agent runs over there and makes them sign the disclosure form and the offer to purchase. I called the agent the next day put she hung up on me using the excuse she had to go and get her children from school. She never answered my call again. I went to the broker and was told we can not do an thing because the buyers sign,even if they will stand by me to report the agent it wont hold because they sign with her. Always have your buyers sign the disclosusre and put the address on it too. That's proof enough to bring to the grievance committee.

I myself just moved to Staten Island. I was born and raised in Manhattan and later moved to Brooklyn I must say I love it here,plenty of everything Shopping, good schools,and restaurants.. Express buses into Manhattan, Free ferry ride into business district of lower Manhattan.Also the choices are great here on the Island as far as keeping it country or city life style.

There is never a bad time or good time.It is all up to you,that goes for weddings and babies too.
my home sold in 2006, the buyers paid top price,I also purchased another home at the top price.It all balances out to the same thing.in stock terms, the spread is the same.Just make sure you know your monthly payments are at a fixed rate,and for emergencies you have money in the savings.I always felt for new home owners, a two to three family home is the best.way to go,( to help with the payments).

Adina Greenberg , my point is inside your own condo,you will have to pay a private contractor to do the wor.
Which does not come out of the common charges like it would in a coop.In a coop your maintenance fee includes all that .I know I own both and a home. - Thu Jun 26 2008, 06:37

I am not going to repeat what everyone is telling you. Because there right. But you should know this, with a coop you have a
monthly maintenance fee for services, which could be for the leak in your bathroom to cleaning the hallways. or repairing the heating system etc. so many things I can go on for ever. In a condo you are totally on your own. Unless you gather with the other Condo owners and hirer someone on a monthly basis. To keep every thing nice and clean. A CONDO IS REAL PROPERTY JUST LIKE A PRIVATE HOME AND A
COOP IS OWNING SHARES IN A CORP.
