How are their financials?

Gay answered:
I always recommend to people wishing to buy shares in a cooperative building to first find the apartment they 'want' and to then proceed from there. For instance, a mortgage specialist will be able to then tell you whether that particular building can be financed by their bank. In answer to your question, the financials are always made available to your attorney to review prior to your signing any contract. As a rule, they are not sent to the prospective buyer - nor does the seller have to do so. However, the financials and Offering Plan and any Ammendments must be sent to the buyer's attorney for review so he/she can counsel the prospective buyer (you) about the building. Sometimes it is hard to define the financials - and what they represent. In which case, it is okay to have your accountant review same once there is an accepted offer and they are released. However, in answer to your question, whilst the agent can call the management company on your behalf and ask about the building's financials, it really should be addressed by the attorney. Hi - Are you a home-owner from that road or a buyer contemplating buying a home on Seacord? I am finding that buyers are over-thinking everything today.. holding out for the lowest price possible when in fact they should realize that the homes are priced well - for today's market, and if that home 'talks' to you and you can envision youself living there happily for the next 5-10 years... then you have answered your question. Your real estate agent can always give you the list of sold homes within that area, and you will be able to see firsthand how the home you are contemplating compares to others sold. Bear in mind, that prices aren't everything, condition, property size, etc. are all other important factors. The one area I would try to advise you on is bidding... Buying and selling a home is traumatic and trying for all. When you place your bid, make it a solid bid and try and keep away from renegotiating after the engineer's inspection unless it is for something major like a structural defect, leaking roof, asbestos, termites, etc.. I am surprised you are seeking answers from strangers when you should be trusting your real estate professional??? Good luck. - Mon Jun 9 2008, 07:11

Finding listing agent for past sales?

If you look up companies in any given area, and research the agents within that company either through agent look-up or their individual websites, many times you will see noted their recent sales within the community. That should give you an idea of their expertise in any particular town. However, some agents do not list recent sales. I do not know whether you are seeking a listing agent or an agent who knows the area in order to purchase, but regardless of which, I would suggest you go to area companies and seek advice. It is also okay to ask any agent how many homes they have listed/sold in any given town. - Wed May 28 2008, 05:30

Hi! There are wonderful luxury condos downtown New Rochelle.. I have lived here for 30 years and am proud to live in this great city. Our mayor works very hard to keep New Rochelle moving forward and not backwards. The gang activity to which you refer was an isolated ocurrence - not New Rochelle teens but rather teens from the Bronx. I was very impressed in which the New Rocehlle Polie Department handled the situation. Look at the properties, their prices, what each building has to offer, the close proximity to the city, the restaurants. If you are contemplating living in New Rochelle - investigate the buildings, ask questions, look at prices, and I am sure you will realize that New Rochelle truly is "The Home of the Sound!" - Mon May 19 2008, 17:25
