I defer to your listing agent on your decision to redecorate or not.
Looking at the pictures only on the comuter it is an attractive enough house. I would show it if I had a buyer in the current market for that size home on acreage in the Sheldon area.

The keys to getting it shown are; 1, Make it easily available to show.
The showing instructions currently look , well, not easy to show.

Then: Make sure it is always clean and neat, regardless of whether you redecorate. Eliminate or hide clutter (Even the tires and wheelbarrow next to the shed.)

Leave the lights on when showing , even in the daytime, Put away the little green toy chair by the window, and the two cute little antiques on wheels. Move the bedroom tv and Tv stand to storage.

Keep the front of the house, porch, driveway and street in front manicured and litter policed. Stuff can blow into your yard from far away so check it often. If you don't already have a flower pot or two near the front porch, a little color can add an inexpensive nice touch.

Other than that, even in the higher price range, buyers are shopping price, price, price, - Consider any redecorating projects with a cost benefit analysis.

Having said all that, if Diane overrules me - take her advice not mine. she knows the area and the house waaay better than I do from looking at it for two minutes on the computer. - A few hours ago

I will cut to the chase; The best place to invest for "Sales price/rental dollar ratio" is in 1. Del Paso Heights. 2. North Highlands 3. Oak Park. 4. Meadowview 5. Florin Area. Here is why: You compete with fewer owner occupant buyers and fewer investors for those neighborhoods compared to the number of lstings available. These neighborhoods have the lowest median prices and the lowest prices per square foot. They are cheap to buy. Rents are only slightly lower than in the more desirable zip codes but the sales prices that are half as much. It is simple math.




You are an INVESTOR

If you are a first time home buyer. You want to be comfortable and safe in the place where you and youyr family are going to live.

As an INVESTOR, if you concentrate on the better neighborhoods, you will be competing with owner occupant buyers who will outbid you. That is they will outbid you unless you pay so much that you cannot earn positive cash flow on your investment. If you want to earn a positve cash flow, then you should at least considert to invest in the neighborhoods that owner occupants (and other investors ) want to avoid due to their reputations.

You will pay a fraction of the price in the "worst" neighborhood that you would pay in the "better" neighborhood. yet the rent will be almost as high.

The BEST South Sac neighborhoods to invest in are, in order: Oak Park, Meadowview, Florin Area, Tahoe Park.

The best North Sac areas are Del Paso Heights and North Highlands. (for cash flow investing)

I haven't run the numbers for the Bay Area so much but I would think Antioch, Vallejo and Richmond would be the opportunity areas in the Bay Area. I seriously doubt that even those towns can touch Sacramento or Stockton for cheap rental properties. I hear they have current troubles in those towns.

The reason to go with single family homes instead of apartment complexes might be liquidity, diversity and or the prospect of appreciation after the end of the current slump.

Newington has a point though: Multi Units will be the best cash on cash return in the short term on a multi million dollar investment. - A few hours ago

Tonja, Sue and Erin have discussed the fine points of Nehemiah very nicely. The problem I see with Nehemiah is that it is a shell game. The seller "contributes" 7% of the purchase price to Nehemiah.. The money is nicely laundered then "gifted" to the first time buyer. The buyer has very little skin in the game just as they have very little skin in the game on a traditional no down payment loan.

The seller is looking for the highest net price. If you offer $200,000 but the seller has to pay Nehemiah $14,000 (7%) Then the sellers price is really only $184,000 If you buy it with a nehemiah program. The seller has amuch better deal if he takes a LOWER offer from someone who does not involve Nehemiah.

That is how the lower offer of $190,000 or $195,000 ( Clean ) is better for the seller than your higher $200,000 (less $14,000 to Nehemiah)

How is it helping? If you are truly desparate to buy and can't raise your own down payment and are willing to pay higher monthly payments than if you had a normal downpayment then you could consider it a help. If you are stretching to put yourself in the same jeopardy that all those people who are losing their homes are in, then maybe that isn't such a help. - Earlier today

You will not likely save points on the transaction by contacting the LO directly, I think your first inclination to find an agent to represent you as a buyer is the smart move..
I would offer to help, but i would not be able to until August due to this weeks heavy workload.
