"You're Good To Go If You Choose Steve-O: My husband and I chose Steve Ostrom as our realtor for the purchase of our first home. As first time home buyers we naturally had a lot of questions and were a little nervous about buying our first property. Luckily we had Steve with us every step of the way! You have many options in the Sacramento area. Love the Land Park area which I saw that you clicked. Downtown is fun, but perhaps not a solution for everyone. They have been doing so much to make the Downtown more exciting. As Elizabeth stated, there is so much to do in Sacramento even more so in the past couple of years with renovations and additions to the Downtown and perimeter areas.

We still have some brutal heat here at times. BUT I will say the delta breezes are fantastic (when they are blowing) and it is wonderful to have your house cooled off in the evenings.
No humidity and not as dry as Arizona heat. And not NEARLY the thunderstorms you are probably used to in Phoenix ...

Just outside of Sacramento you have the Roseville and Rocklin area which are also great areas to consider. Many areas have dropped in price, but also many of the offers are going over asking price on homes pending and selling as well as all-cash offers beating you out (depends on what price bracket we speak of). Like many areas in Sacramento and Placer County, you can still get a great deal on a REO/bank-owned or new home. Some sellers are competitively pricing their homes too. Just have to do your research. We are seeing many multiple-offer scenarios in almost every deal we are involved with this Summer. West Roseville has many great options right now as far as new homes. These two areas, Roseville and Rocklin are just up the road from Sacramento on I-80 and we have many great restaurants and shopping here (Galleria Mall in Roseville). Lots of activities up here too. A great place to consider as well as Sacramento.

So many great areas around and do you research what you would like out of your area you live in.

Good morning Hilary there are two short sales listed and they are both currently posted as "short sale contingent." Meaning they already have offers in. As a FYI, these homes do not have much of a yard.

Some questions about moving to Roseville?

Roseville is great and is home to new homes and old. With that comes different character to each. I suppose much is to be determined with a trip out there and just exploring the homes and neighborhoods.

Commute? It does rely a great deal on which exit you are leaving Roseville from and involving a possible Hwy 65 commute too. If you leave from one of the first exits off 80 in Roseville, you can expect to leave about 750am to make it to work at 830am, but can be earlier. Just depends on the traffic that day and accidents. You do have a carpool lane also. Going home for some reason, can take longer depending if you take 160 or I-5 to get to I-80, you can possibly expect from a 5pm departure getting home ranging from 530-6pm. With the merge east of Riverside/Auburn exit it does get a bit chaotic and slow there from both directions. All I can suggest is you have to give a try and see if it is something you can do. - Sat Jun 14 2008, 07:34

Roseville has beautiful seasons. Winter is pretty nice. We do get our share of rain and cloud cover, but generally we experience sunshine even when it is a cooler. I love Fall here in Roseville. Rain fall has varied from season-to-season. It does get quite hot here in the summers. Roseville is a great area to live! "Winters compared to Los Angeles?" You probably have more moderate weather overall in Los Angeles.

There are some places to eat at Sculpture park (behind Home Depot on Sunrise). The trail in Roseville is very nice with not a lake, but a stream. Check it out. It is very beautiful and a great walk.
