Home ownership is certainly one of the most enjoyable things in a person’s life. It is the encasement of all that we hold dear. It is where family unites and friends feel welcome. I do not buy and sell houses – I help make dreams a reality and houses a HOME.

Wouldn't it be easier and less costly for me to post my listings FREE to POSTLETS first then copy their html and post to craigslist myself? It takes less than 5 minutes from post to post and then less than 20 sec to re-post on a daily basis. Tell me the benefits you provide that I should pay money for? - Mon Sep 1 2008, 10:29

Hi Hilary,

That's a great question; it is always best to have your agent get all of the past and present HOA meeting agendas and minutes from those meetings as well as all of the HOA rules, regulations as well as financials. Once you write an offer and it is ACCEPTED you will have the opportunity to read through all of this information during your inspection period as well as do any physical inspections. If you feel this is not an HOA you feel comfortable with and would prefer not to move into the community then you would ask your agent to WITHDRAW your offer prior to the end of the inspection period.

Most agents are knowlegeable about condos but, asking the right questions before you hire an agent makes all the difference.

That's a great idea, however, there aren't any close parks right outside of the community but you can visit the community and ask the residence questions at the pool, tennis courts, club house and such; I'm sure there would be more than enough people out to give you a good idea of the community. I have lived and worked in Roseville for 21 years and can personally tell you it's a very welcoming, friendly community. Don't hesitate to check it out. - Sat Jul 12 2008, 15:56
You are correct there is not an age limit in the Heritage Oaks Community and it is family friendly. There are lots of amenities, pool, tennis, club house that the kids can use, and it's close to shopping, schools and fitness centers. Although the community was originally trying to compete with Del Webb it didn't quite work out so they opened it up to everyone and now they are trying to get the word out so it is slowly but surely becoming more of a family communtiy. I hope this helps in your decision to move to Roseville. No, not at all, winters are very mild here. They certainly are not LA winters :) but they are usually clear. I have lived and worked in the Roseville area for 21 years and I know personally that it is a wonderful area to live and raise a family. We are centrally located within 2 hours of San Francisco, Reno or Lake Tahoe, 2 and a half to Santa Cruz so whether you are looking for the beach or the mountains you are certainly within range. Sacramento is just a hop, skip and a jump away and the recreation for adults and children alike is FANTASTIC. So make the move!! We're a GREAT community to live in!! - Wed Jun 11 2008, 09:42

Hi, I am a Realtor in California and have done many short sales. Short sales are usually "AS IS" it is your realtors responsibility to make sure the home is secure and that the home is sold in the condition that it was in when you decided to purchase it. It is unfortunate that the sellers have taken the appliances out of the home; but at this point you can either back out of the deal (without losing your deposit) or proceed and replace them yourself after close. The lender will not replace these appliances as it is a Short Sale and they are losing a tremendous amount of money on the home already and will not usually put more money into to sell it. I would ask you Realtor to talk to the listing Realtor to find out if she/he can come up with some solution for you or the deal is off. Most Realtors will find a solution. The 2% the lender is providing for credit will be applied to non-recurring and recurring closing costs not the replacement of appliances. Good luck to you. - Wed May 21 2008, 08:18

Outside of my career, I am dedicated to the legacy of breast cancer education. I donate a percentage of each sale to the Susan G. Komen Foundation for Breast Cancer Research. My daughter Jessica and I also have a special place in our hearts for the Salvation Army and we help out in the kitchen serving breakfast to the homeless.

Giving first and sharing always is something all of us can do even in small ways.
