I took a look at the link for you house. It looks very pretty from the exterior, but of the only 2 photos..one is exterior and one is of the living room which focuses on what looks like dirty (or stained) carpet. Since you say the carpet is new, it may be just a bad photograph. Also the furniture scale and placement do not make the most of the room. I don't know your exact market, but I think you'll get the most bang for your buck with a professional stager followed by new photographs. Take the home off the market for a few weeks to "refresh" it, have it staged and then re-present it.

The number on the tax site is related to what it sold for last, not ness. what its value is now. There are quite a few distress properties in the Hills. If you were my client, I would recommend that you purchase a property that you love and can stay in for at least 10 years if money is an issue. I wouldn't recommend purchasing now with hopes to make a profit in 5 years. No one can ever predict, but I suspect the market will be flat for a while. Pacific Palisades, Bel Air, Brentwood, Beverly Hills, Malibu and Santa Monica...but each depend on the neighborhood.

Hi Guy, I would first ask, what the problem was with each offer. Did the properties sell for higher than your offer? If that is the case..then it's probably more circumstance and less agent. An agent can only act on your behalf. They advise you but ultimately you make the decision as to what sort of offer you want to make.
I would probably sit down with your current agent and discuss the reason offers aren't being accepted. If it isn't price or terms...then I'm sure he would agree it might be best to move on. - Tue Apr 29 2008, 18:11
