Paula Prince answered:
Buying a home with cash, has its advantages for both the buyer and the seller. The seller has fewer worries about meeting 3rd party requirements, such as the home qualifiying for an FHA loan. I have seen several great values that would not qualify for FHA due to "missing amenities"( air conditioning units, stoves, bathroom fixtures, etc) or lack of comparable sales to substantiate the sales price. So the buyer paying cash has the opportunity to purchase a home that otherwise would not "finance." This, in my opinion, is where the exceptional bargains are to be found,
