Another good way is to have a Realtor send you a market analysis and then be real with it. You must price your home to sell in this market. Say you want 150,000 for it and you price it at 170,000, because you want 'negotiating' room, well in this market you dont have to negotiate, you price it at what you want and dont negotiate. In the long run you will lower the price to 150,000 and waste months of time you could have sold it and moved. Also if you are buying a home, remember you will be getting that home also at a lower rate too, they had to sell it for a lower price in this market also! There are many great schools, I always tell people to check out the ' Reconized' or 'Exemplary' schools.

There are 34 homes listed in Crandall as of today, the average days on market is 126 days and the average price of homes selling out of them is $170,577. This is just since Jan 2008. There have been 4 cancelled listings and 10 expired listings in Crandall since Jan 2008.

The best way is to have a Realtor search HUD homes, foreclosure homes or home that are in short sale status. I would suggest to start a good trusting realtionship with a local Realtor and work with them to have them email you listing as they come on the market. Make sure you get homes in areas that are a high rent area, i.e around the colleges, major sports attractions etc... Goverment foreclosed homes are the good way to get good homes cheap...
