Which is better ? A preapproval or prequalify? How long are they valid ?

Like they said a preapproval is better, and yes you can still get 100% loans. I have a oan officer in my office that works with 100% percent loans all the time and she is great. Please feel free to give me a call and i will give you her number

Be careful with some of these people telling you how much your house is worth per square foot. That is the worst way to see how much your house is worth? I was just in your neighborhood the other day working a open house, and it seems that things are starting to pick up around there. Giving the chance if you havent used anybody I would love to give you a competiive market analysis on your house.
