The home sold in 2005 for $740,000 to the current owners. The home has been transferred in and out of a trust a few times since then, and there are many explanations to why they listed the sale as $37K. The home has not actually sold on the open market to new owners since the sale in 2005 per the information in the tax record. - Tue Oct 21 2008, 21:42

There are many single story homes available in Rocklin, but I would need to clarify exactly what you mean my "houseing tract" to better answer your questin. Are you asking for something with acreage? Any Realtor should be able to provide you with comparables, but would need more specific information. The size of the home, exact location, and selling features are very important to determine a true market analysis. There are many areas surrounding Whitney Oaks, such as Hidden Valley, Springfield, and Whitney Ranch which all have different values. - Thu Sep 4 2008, 12:50

What is your exact question? If you are interested in looking at a short sale property, any licensed Realtor can do that. Just make sure that you find someone that has successfully sold a short sale to a buyer and can tell you exactly what the process entails. - Wed Aug 20 2008, 22:04

Definately be proactive. Although you probably cannot purhcase the home until it goes to auction, there are a few things that you can do. First, your Realtor may be able to obtain information from the previous Listing Agent, provided that it was listed for sale. Second, make sure that your Realtor works in an office that carries many bank owned listings. Because the Bank owned homes are generally listed with specific agents, in specific offices, you will have a better chance of getting information on the home if there is a high percentage of REO listings in their office. Lastly, be prepared to write the offer immediately, and have your financing ready, when it does go on the market. Granite Bay, specifically, has a lower percentage of Bank Owned homes, and they generally sell quickly. Make sure that your Agent has sold many Bank Owned homes and knows how to navigate the system.
There are many options depending on what the previous status of the home was, and if the sellers tried to short sell it. Postponing the trustee sale is only a good option if a short sale was started with the preious owners. - Sat Aug 16 2008, 15:37
